A commitment to sustainable development and conservation
Baiting Brook Farm is a collaboration of local farmer Doug Stephan and developer Greg Cohen to build a residential community that adheres to the principles of sustainable development by deliberately reducing its land footprint, Stephan, who has faced pressure from developers to sell off his dairy farm for housing, looked for a nearby site that was not registered as farmland to meet the demand for housing by bringing his preservation skills to another site that would not sacrifice farmland. Baiting Brook Farm became the hybrid of their interests as they agreed to a high-end development that would preserve open space on non-agricultural land while limiting housing density.
